Service

Testing & Commissioning

Independent verification that mechanical, electrical, and plumbing systems perform as designed.

Overview

What this service involves

Testing and commissioning is the structured process of verifying that a building’s mechanical, electrical, and plumbing systems are installed, started up, and operating in accordance with the design intent and the owner’s project requirements.

The discipline spans pre-functional inspection, equipment start-up, functional performance testing, integrated systems testing, and the formal handover documentation that gives the operator confidence in the asset they are receiving.

Carried out by a competent, independent team, T&C reduces the rework, snag-list churn, and operational surprises that otherwise surface in the first year of occupancy.

Scope

Scope of work

  • Review of design documentation, specifications, and the owner’s project requirements
  • Development of commissioning plans, test scripts, and acceptance criteria
  • Pre-functional checklists and installation verification
  • Equipment start-up witnessing and recording
  • Functional performance testing of individual systems
  • Integrated systems testing across HVAC, BMS, electrical, and life-safety
  • Issues logging, root-cause analysis, and retesting
  • Compilation of test results, as-built data, and operator handover documentation

Process

How we deliver this

  1. Engagement and briefing

Review the owner’s project requirements, design intent, and contractual scope. Agree the commissioning programme and the milestones it must meet.

  2. Planning and documentation

Produce the commissioning plan, activity schedule, test scripts, and acceptance criteria. Circulate for stakeholder approval before mobilisation.

  3. Pre-functional verification

Walk every system installation against the design and manufacturer requirements before equipment is energised. Capture every deficiency for closure.

  4. Functional and integrated testing

Witness equipment start-up, then functional performance testing of individual systems, then integrated systems testing across disciplines.

  5. Resolution and handover

Log every deficiency, retest after remediation, compile the final report and handover dossier, and walk the operator through the as-built configuration.

Benefits

Why owners engage us for this

  • Independent verification reduces disputes between contractor, consultant, and owner
  • Operational performance is captured against objective acceptance criteria rather than assumption
  • Defects are identified before substantial completion, when remediation is least disruptive
  • A documented evidence trail supports warranty claims and informs lifecycle decisions

Deliverables

What you receive

  • Commissioning plan and detailed test scripts
  • Pre-functional and functional performance test records
  • Integrated systems test reports
  • Issues log with status and resolution evidence
  • Final commissioning report and operator handover dossier
