Service

Conditional Building Surveys

Objective assessment of the current condition of buildings and their engineering systems.

Overview

What this service involves

A conditional survey is a structured walk of an existing building that records the current state of the fabric, the mechanical and electrical systems, and the life-safety installations. The output is an evidence-based view of the asset that supports decisions a desk-based document review cannot.

Typical use cases include pre-acquisition technical due diligence, capital expenditure planning for owners and operators, and baseline assessments ahead of refurbishment or repositioning projects.

The survey is graded — items are rated for condition, remaining useful life, and remediation priority — so the resulting register can be tied directly to budget and capital plans.

Scope

Scope of work

  • Pre-survey document review (drawings, O&M manuals, previous reports if available)
  • Site walk covering fabric, MEP, vertical transportation, and life-safety
  • Photographic and instrument-supported recording of as-found conditions
  • Condition grading and remaining-useful-life assessment for major equipment
  • Compliance check against current statutory and code requirements
  • Indicative cost estimates for remedial and replacement works
  • Prioritised action register tied to short, medium, and long-term horizons

Process

How we deliver this

  1. Scope and document review

Agree survey objectives (acquisition, capex planning, refurbishment) and review available drawings, O&M records, and previous reports.

  2. Site walk and data capture

Systematically walk fabric, MEP, vertical transportation, and life-safety. Record observations with photography and instrument-supported measurements.

  3. Condition assessment

Grade each major asset for condition and remaining useful life. Flag compliance gaps against current statutory and code requirements.

  4. Costing and prioritisation

Apply indicative costs to remedial and replacement works. Prioritise across short-, medium-, and long-term horizons aligned to the owner’s capital plan.

  5. Report delivery

Produce the executive summary, detailed survey report, asset register, and optional capital expenditure forecast.

Benefits

Why owners engage us for this

  • Objective, document-able position on the current state of the asset
  • Defensible numbers for acquisition negotiation or board-level capex requests
  • Identification of compliance gaps before they become statutory issues
  • A maintenance and capital plan grounded in physical evidence

Deliverables

What you receive

  • Executive summary tailored to the audience (owner / acquirer / operator)
  • Detailed conditional survey report with photographs and grading
  • Asset register with condition, RUL, and indicative replacement cost
  • Prioritised remedial works schedule
  • Optional capital expenditure forecast across a defined horizon
